These are the reasons plot buyers choose these areas of Greater Faridabad!

This cluster is the smallest in Greater Faridabad. It consists of only three sectors, 80, 81, and 82. It is located adjacent to Faridabad Bypass Road and Azad Hind Marg. These are residential areas that developed in the Greater Faridabad area.

These sectors offer many plot options for buyers. These plots can be purchased freehold and are usually approved by the government. As bank financing is not available for these plots, it is best to choose approved plots. If you’re buying in an under-construction development, you must check the RERA number.

Three types of property can be listed on portals: residential plots, flats, and builder floors. Because of their affordability and connectivity and the established social and physical infrastructure in the area, residential plots are highly sought after. This area has approximately 40 plot listings.

There are plots available in Sectors 80 & 81 that face the Bypass Road. These sectors are not suitable for private developers who plan to build plots. There are also approved plots available through HUDA (Haryana Urban Development Authority).

These lands can only be purchased by farmers, so registration and loans from banks might be necessary. To avoid any disputes later, you will need to do your legal, due diligence.

This area is home to many plots with smaller sizes. Our data shows plot sizes range between 100 and 275 sq yards and are priced between Rs 455,000-Rs 1.20 million. The price of plots can vary depending on their location, roads, and other amenities.

Sector 80 plots are more affordable than those in sector 81. Sector 80 plots have a width of 12m. Sector 82 has a width of 9-24m. You can also found few plots on a 75m road. These layouts allow the construction of 3-4 floors. These roads are smaller than the main roads.

Affordable prices are offered for corner plots and plots in gated communities. Private developers cannot build in these areas, so facilities like parking, swimming pools, and power backup may not be possible. However, you can find similar facilities nearby.

These sectors are well connected via the violet line from Delhi Metro. That’s why these areas are a great place to invest in real estate. Once the Faridabad-Noida-Ghaziabad (FNG) Expressway is completed, the area will witness improved connectivity.

The Faridabad railway station and the bus stops located in the various sectors manage the rail and bus networks. It is approximately an hour’s drive from the Indira Gandhi International airport. Residents in the area may find it convenient to fly into Jewar Airport in Greater Noida.

Within 5km, you will find schools, hospitals, and shopping centers. These include the Delhi Public School, Emerald Convent School, and Sarvodaya Hospital.

Faridabad Industrial Town and Ballabgarh Industrial Area are the closest employment hubs. These are located between 5-15km and 30 minutes from the cluster. It is well connected to Gurugram, New Delhi, and Noida.

 The FNG Expressway, a soon-to-be-completed bridge at Manjhawali village and metro from Faridabad-Gugram, will reduce travel time to Faridabad. These infrastructure projects are expected to impact the real estate market in the Greater Faridabad area.
